Project:

Chalk Lane

Location:

Epsom, Surrey

Date:

June 2021

Sector:

Residential

Client:

Vulcan Ellis

Chalk Lane in Epsom, originally a hotel, is now being converted into apartments. The site houses a listed building to be remodelled, extended with associated external works, all whilst retaining the existing features on a very tight site logistically. Not only that, but the current contractor has to also correct the mistakes and issues created by a previous contractor.

Hawk Surveying has been appointed to provide post-contract commercial support to overcome some of the previous contractor’s mishaps, manage the variation account, drive the procurement forward and undertake monthly valuations and cost reporting.

Challenges:

Listed building status

This comes with its own challenges to ensure the correct liaison and approval from the local conservation officer is achieved.

Remedy of previous poor workmanship
Remedy of previous incorrectly installed works – both above and below ground including but not limited to drainage, foundations, windows and making good original lathe & plaster.

Design:

Ensuring the design reflects the existing conditions on site – whether that be the foundations taking into account adjacent protected trees or ensuring the services are sufficient for the new build; these have required our input and close management to ensure details are accurately reflected in the design information.

Outcome:

We are making good progress on the procurement and have now appointed key early trades as well as making headway to rectify previous inherited issues. We look forward to providing more updates on progress soon.
